 What should I do to prepare my property to be rented ?
 
 Your property will need to be clean, well-maintained, and everything in working condition.
 A home that is in good condition and shows well will attract better quality tenants.
 
 How do I decide on the monthly rent ?
 
 To assist we will provide you with current rental rates of similar properties in your area.
 A home that is priced correctly rents more quickly than one that is over-priced.
 
 How do you find a tenant ?
 
 Using our established marketing program we will actively seek a dependable tenant. We promptly
 pursue all inquiries and schedule showings of your property during the week, evenings, and weekends.
 
 How is a tenant selected ?
 
 We personally interview any prospective tenants and conduct a thorough screening. This includes
 reviewing the applicant's rental history and credit report, verifying current employment and stated
 income, and, where possible, contacting the previous landlord to confirm payment history and
 care of property.
 
 When do you do the Property Condition Report ?
 
 Prior to the tenant moving in we perform a full inspection of the property. Before doing so
 we recommend the property is thoroughly cleaned and any necessary repairs are made.
 A written report is prepared which is checked and signed by the tenant at move-in.
 You will receive a copy of this report with photographs through your online account.
 
 What happens at move-in of the tenant ?
 
 Prior to the tenant moving in we will collect the first month's rent and security deposit.
 We prepare and execute a rental agreement with the tenant. The tenant is provided with
 a written copy of any property maintenance instructions you have specified.
 
 What happens if a tenant doesn't pay ?
 
 Monthly rents are due by the first of the month. If the rent is not received in full by the fifth day
 of the month we file for Failure to Pay Rent with the District Court.
 We appear on your behalf at the court hearing.
 In the unlikely event of the tenant still refusing to pay, we follow through with eviction.
 
 What about damages to the property ?
 
 To ensure that your property is being well cared for we conduct thorough property inspections
 every 120 days. We inspect both inside and outside your property looking for damages or items
 that may need repair.
  
 If any damages caused by the tenant are found, we work with the tenant to get your home
 restored to its original condition.
 
 What about maintenance needed on the property ?
 
 We address any maintenance needs as soon as we become aware of them. An estimate of any
 work that we deem necessary is provided, and your approval obtained before we proceed.
 In case of urgent matters, such as burst water pipes, we may need to proceed without
 your approval.
 
 Who performs this work ?
 
 Where possible, our in-house maintenance staff can do repairs or maintenance for you at
 competitive rates. In addition, we have established relationships with contractors who are
 reliable, offer excellent workmanship and are licensed and insured to work in Maryland.
 
 Who pays the monthly bills and fees associated with my property ?
 
 You specify which bills or recurring fees you want us to be responsible for.
 We can pay the mortgage, condo/hoa fees, or other regular fees out of the rent income.
 The balance will be forwarded to you without delay once tenant's funds have cleared.
 
 When will I get my monthly statements ?
 
 You will be provided with an online account. Through this you will have access 24/7 to your
 statement, property condition report, photographs, and inspection reports.
 
 When can I expect to get paid ?
 
 Using ACH, funds are transferred directly to your bank account on the 6th of the month, or the
 first business day thereafter. Allow three to five business days for the transfer to complete.
 
 What do your services cost ?
 
 Our management fees, which include finding a tenant for you, are a fixed 10% of each month's rent.
 We do not charge extra fees for finding or screening a tenant for you.
 There are no other fees or hidden costs.
 
 In what areas do you offer your services ?
 
 Our services are offered throughout most of Anne Arundel County.
